Located on a 5.33 acre site within a 100-year floodplain, this project focused on the adaptive reuse and repurposing of existing infrastructure, paired with resident centered upgrades. With a $3.8 million project budget, the ownership, design, and construction team transformed two underutilized skilled nursing wings into a 21-room memory care neighborhood and introduced assisted living licensed memory care as a new service line.
Civil engineering improvements included driveway and fire lane upgrades, enhanced pedestrian and courtyard areas, modifications to an existing picnic shelter, a new nine stall parking lot, stormwater management upgrades, and flood control compliance measures, all concentrated within a compact 0.5 acre development zone. Through strategic infrastructure reuse, improved site circulation, and thoughtful floodplain and stormwater solutions, the project increased safety, accessibility, and functionality while advancing a sustainable, resident focused campus.
