Cartage Warehouse

The Cartage Warehouse is a new, 72,000 square foot warehouse, constructed for Amazon on an eight-acre site, west of Missoula, MT.  This is the first fulfillment center of its type in the state of Montana. The facility is the latest generation warehouse providing 32-foot clear height, rather than the typical 24-foot height. It includes a large outdoor steel canopy to load up to 20 delivery vans simultaneously. The site accommodates long haul trucks, delivery vans, and employee parking. The building was occupied by Amazon in September 2023.

Due to extremely high demand for space, Amazon was unable to find existing warehouse space to accommodate a much needed “last mile” facility in the Missoula market. Furthermore, the local water system was inadequate to provide sufficient water for a facility, local zoning did not permit a warehouse and COVID-19 pandemic created permitting and supply chain issues. The design team, led by Ethos Civil, needed to act quickly to rezone, design, and permit a new warehouse and site built to Amazon’s precise specifications. Ethos provided design project management and owner’s representation services for the project, including coordination of all landlord design and pre-construction services, as well as close coordination with Amazon’s tenant design team. Ethos Civil led the rezone effort of the parcel, to allow warehouse use on the site. Ethos Civil also coordinated with the nearby water system to extend 1200 linear feet of water main to serve the project’s water and fire flow demand. The project was delivered on schedule and 10% below budget despite many severe supply chain disruptions due to COVID-19. The last mile facility provides roughly 100 jobs and greatly needed tax base for the local school district. The project expands the local water system, providing an economic boost to the community of Wye, Montana.
